The initial schematic design undergoes further refinement and development, incorporating additional details. Our focus remains on ensuring that the proposed design not only meets but exceeds our clients needs and project requirements. Concurrently, we initiate the coordination of building systems to preempt any conflicts. Moreover, we conduct preliminary assessments of zoning & other municipal by-laws such as ministry of transportation or conservation constraints to inform the design process effectively. With our experience, we are able to value-engineer any design to solve problems, identify and eliminate unwanted costs and improve function and quality.
Phase IIIA: If Required
Zoning regulations and definitions can differ significantly between sites and municipalities. Before advancing to the subsequent stage, we meticulously verify the zoning constraints with the respective municipal planning departments. In instances where zoning violations are identified, we undertake either project redesigns or applications to the committee of adjustment for minor variances. Our adept team is equipped to deliver essential planning services during this phase and can adeptly represent your case before the committee of adjustment. Additionally, our comprehensive services extend to encompassing Site Plan applications as needed.
Phase IIIB: Permit application and delivery
Provided zoning changes are not required and/or resolved, we proceed to meticulously draft comprehensive construction documents ready for submission to the municipality in order to procure a building permit. These construction drawings may consist of detailed drawings, specifications, site plans, sections, elevations and notes. Throughout this process, we maintain rigorous coordination with all project consultants, including structural, mechanical, sprinkler, electrical, and any other involved engineers to facilitate prompt permit approval and mitigate potential conflicts effectively. Our team strives on expeditious responses when required to the city and all project milestones and progress in the permit submission is communicated to the client.
During this phase, our team offer the pivotal service of guiding clients through the contractor selection process and contract awards. We offer valuable insights to help clients navigate the various contracting methods and project delivery options available. Leveraging our extensive network of trusted contractors, we facilitate the estimation of initial construction budgets, ensuring alignment with project objectives and client preferences and further to that, offer tendering services, including pre-bid meetings and support till the pre-construction stage. During the construction administration phase, we place a paramount focus on safeguarding client interests. Drawing upon our extensive experience in construction management, we conduct meticulous reviews of contractor work to ensure adherence to building codes and design specifications. We are committed to facilitating fair and timely payments to all contractors and subcontractors involved in the project. Additionally, we conclude projects with a comprehensive final inspection, guaranteeing that the completed design meets stringent standards for safety, health, and accessibility, thereby ensuring the well-being of its occupants.
